Property auctions · London & M25Every lot sized, priced and graded before the gavel.

London auction catalogues list hundreds of lots a month. Auction Watch checks each lot's floor area against the EPC, prices it as a refurb and as a one-to-two-bed conversion, and rates it, so you read the ten that matter.

How a lot is graded

  1. Scan

Catalogues from Allsop, Savills, Auction House London, McHugh & Co and more. Tenanted, commercial and withdrawn lots are filtered out.

  2. Size

Floor area from the EPC or floorplan. Where neither is published, an estimate from neighbouring flats, labelled as an estimate.

  3. Price

Two routes, refurb and one-to-two-bed conversion, using sold prices for similar-sized flats on the same street, with SDLT, fees and finance included.

  4. Grade

A to E by how far the numbers clear the expected hammer, with a bid limit that survives a 10% fall in values. The grade is in the report; the free page shows Good or Potential.
